Most sellers quite rightly start by inviting estate agents to value their property, comparing proposed asking prices, commission fees, and marketing strategies. However, this is where many homeowners face what is arguably the most important question of the entire selling process:

Should you choose an estate agent based on their fee, or on the sale price they believe they can achieve for you?

The flat-fee agent is paid the same whether your property sells for the full asking price, £280,000, or even less. There is little financial incentive for them to negotiate strongly on your behalf. A difference of £10,000–£20,000 may mean nothing to them, but it can make a significant difference to your next move, your mortgage, or your savings.
