Estate agents’ fees for selling a property can vary wildly.

In many parts of the country, 2.5 % is a standard fee. However, I’ve seen agents advertising fees as low as 0.50 % or even a fixed fee rate of £550.

There is no way any professional agent doing their job properly can charge £550 and make a wage. They would have to cut more corners than a Grand Prix driver in several key areas just to break even or reduce their losses.

For a property to achieve its best price in the shortest possible period of time it needs to be professionally marketed. Online property search portals like rightmove aren’t cheap, neither are professionally designed marketing materials and photography. However, the area where the vendor can get really short-changed by a ‘cheap’ fee (sometimes known as the DIY agents) is the low level of personal service including non-weekly updates, un-accompanied seven day viewings and the lack of the key agent sales and negotiation skills, to achieve the highest price for your property.

When an agency bases its business model on charging rock-bottom fees there’s no way they can attract the best level of staff because good sales agents won’t work for low wages. My advice is, the agent who archives the HIGHEST price for your property is the cheapest and best value!

Remember selling your home is probably one of the single biggest transactions you will make in your life. You want to get the best possible price for your property in the time frame that suits you. The difference between a quick sale and a good sale could be tens of thousands of pounds.
